You can pay your rent in cash at one of over 100 Rent Money locations. Rent Money is a service that allows you to pay your rent in cash at ACE Cash Express, Walmart, Kroger, Easy Money, Superlo and other popular Memphis retailers. You will just need your unique Rent Money voucher which can be found in your resident portal. Qualifications

What does MSBR look for in a rental application?

A minimum of 1 year of current, verifiable rental history at a rate within $250 of the desired rent range
A minimum of 3x the rent in net income - if sole applicant
If two or more applicants are combining income only those earning 2x the rent shall be added to a lease
No eviction filings in past five years
One year of stable income history
No open bankruptcies and no more than one bankruptcy filed in the past 5 years
Ability to pass a background check
Ability to get utilities on in your name

What documents are required to complete the application?

2 most recent check stubs or monthly income deposits
Proof of rental history– current rental ledger preferred
Recent utility bill owing less than $400
State ID, Driver's license, or passport
Social Security card or tax identification

How important is credit?

We do not require a certain credit score. However, we do wish to see positive credit references and wish not to see:

Rental Property judgments
Repossessions
Utility Collections
Bad Checks

Security Deposit

The security deposit will reserve the house for up to 2 weeks. Within that time frame the lease should be signed and move-in costs paid or security deposit may be liquidated.
Security deposits are non refundable and non transferable.
Due to processing time, security deposit cannot be paid online, and must be paid at an accepting Rent Money location.

Lease Processing Fee

One-time administrative fee of $99
To be paid by the depositor on or before the move in date
Non refundable and non transferable

First Months Rent

Full rent is to be paid on or before the move in date
Second months rent will be prorated based upon move in date
Due to processing time, first month's rent cannot be paid online, and must be paid at an accepting Rent Money location.
Common Rent Money locations include Ace Cash Express, Kroger, Wal-mart, or Superlo. A small service fee may apply.

Where is your office?

We do not currently have a leasing office in Little Rock. Our Corporate Office is located in Memphis, and our rental process is handled remotely from there.

Can I fill out a paper application?

We only accept online applications at this time. You should have a valid email address to apply.

How long will it take for my application to be processed?

It typically takes about 2 business days. You’ll be notified of your Application Status by email and text.

What are the qualifications to rent with you?

My application was denied. What can I do?

If you have documentation that could overturn the decision, such as a rental ledger or check stubs, please email that info to processing@midsouthbestrentals.com and allow 3 business days for review.

How do I send my documents?

How do I view your homes?

Only our Move In Ready homes are available for viewing. Once you’ve applied, been approved, and sent us your documents, you can receive a key code to the homes you would like to view.

How do I place a deposit?

Once you’ve found the home of your choice, visit any CVS or ACE Cash Express to pay the deposit with cash. There will be a $4 processing fee. Contact us with your move in date and receive your unique Pay Near Me code, and as soon as the payment is received, the home will be taken off the market and reserved for 2 weeks in your name.

Can I transfer my deposit to another home?

Our deposits are non-refundable and non-transferrable.

How long will a deposit hold a home?

Once you’ve paid a deposit, the home will be held for two weeks.

Can I place a deposit on a home that is not Move In Ready?

Yes! But for safety reasons, you will not be able to view the home until it is Move In Ready, so keep that in mind as you make your decision.

When do I pay my First Month’s Rent?

Once you've paid your deposit and scheduled your move in, you’ll pay your first full month’s rent on your scheduled move in date. You can pay your rent with cash at any Rent Money location (ACE, Wal-Mart, or Kroger) with a unique code we will provide to you. If you move in on a date after the 1st of the month, your second month’s rent will be pro-rated based on your move in date.

When do I sign my lease?

Our leases are processed online through DocuSign. You’ll receive it via email and can sign electronically.
